Is this criminal? What should I do?
Landlord and myself came to a mutual agreement for us to move out and void the lease. We were in Nevada travelling home at the time. I told them not to go inside our house and that we would start moving out as soon as we got there. We found a Dispossessory notice stuck to our door when we got home. It was already past the date for us to answer. We never recieved the Writ of Possession. My dad died that weekend. My husband went by our place to get a picture of my dad on the day of the funeral. He finds the landlord’s maintence guy boxing up our stuff. So he calls the landlord. She said don’t worry they’ll put it in storage and to go be with our family. Had yet to see a Writ of Possession. A week later when we asked to get our stuff our landlord would not tell us where it was and that we had to pay almost 00 to get it back. They claimed that was their moving fee. They never told us this while they were moving our stuff. We have very expensive computers, furniture with a big screen TV, music equipment, and important documents including military records and my EMT license inside. Also an expensive mattress for a customer we were supposed to deliver in Florida. They have moved it to a different county according to them. They will not let us in to get the documents we need for employment and the mattress. We also have home movies and pictures of my son’s birth and my dad that can never be replaced. This was in March. We have been asking them since then for access and one minute they say okay. The next day they refuse. They did not have any law enforcement there to monitor or do the move. Just them. They’ve threatened to sell our stuff. Total value is between ,000 and ,000. What can we do? We have nothing. Very few clothes also. Our son’s toys are in there too.

Apartment removing perks/amenities - is there any legal recourse?
I’m renting a supposedly ‘luxury’ apartment (cough). Paying 00 a month for a one bedroom not including any utilities even water, sewer or trash. The apartment was supposed to have a computer room and a game room.. The apartment has only been open about two years and already they’ve taken the pool sticks/pool balls/shuffleboard equipment, etc. from the game room.. Removed 1 of the 4 computers, removed the printer from the computer room, and the internet has not been ‘live’ in the computer room for over a week. Apparently SOME tenants were taking advantage/messing things up, but they have cameras in the public areas and I don’t believe all responsible tenants should be punished! Is there any legal recourse or do tenants have no right to request the return of perks advertised and available when signing the lease. This is in Virginia in Loudoun County. Oh yeah.. and the gate clickers for the parking garage don’t work every month or so.. but I’m not even going to complain about that. I just feel taken advantage of in general because it seems they just keep taking stuff away and I’m already paying an arm and a leg for the SUPPOSED ‘luxury’.
Just to clarify: I’m not trying to sue the apartment or anything.. It’s just annoying that they advertise these things as perks/amenities and then slowly take things away one by one.
I do need to have a look at the lease.
I’m just wondering if I have a right to complain or if I’m in the wrong at getting annoyed by these things.
Yes, I can afford a computer/internet, but it’s nice to be able to go into the business center/meeting room and take my laptop there to ‘escape’ for a little while. No need to be a smart-a**.
I also don’t like being punished, and having all other RESPONSIBLE tenants punished for the actions of a few unsupervised little brats/low-lives/drunkards/whatever who decided to break pool sticks or throw pool balls.. The security cameras are there for a reason and I believe the landlord/managment should have seen who did it and punished them vs. punishing everyone.

If I rent out one bedroom in my house (Texas), is the following legal: (details inside)?
All these things would be in the lease:
Rent it by the week.
Get 4 weeks rent in advance. (Call it a security deposit if that makes it legal, it is the amount that counts here.)
Get rent a week in advance.
Have a composting toilet system in the house instead of a flush toilet.
No overnight guests.
Tenant cannot install window unit AC in their room. Temperature in the house will always be around 80 degrees Fahrenheit in warm parts of the year, and near 70 in winter.
Tenant cannot use surge protector strips or similar item for anything but computer-related equipment.
Tenant cannot have refrigerator in their room. A shelf will be provided for them in the kitchen refrigerator, as well as a small space in the freezer.
Start eviction process two days after they miss rent the first time.
I forgot to add:
I reserve the right to inspect the tenants room at any time.
Tenant cannot change lock or doorknob, or add any additional locks.
Landlord, a prisoner wouldn’t have a choice of whether or not to sign a lease. Obviously, they are a free person. The question here is, am *I* free to make these rules or not.
And I haven’t read anything yet in any regulations about flush toilets. Can you please post a link to the rule about flush toilets? I am not saying that you are wrong about that, I just want to see it in writing, that’s all.

Landlord, the room they are renting is MY private property, and that is what I would be inspecting. I wouldn’t be rifling through their belongings.

common area maintenance fee - after getting out from the business.?
My parents had a small shop, and the business was doing so bad that they had to leave the place. They agreed to give all the equipments and stuffs so that the landlord can lease the place again. The landlord understood the situation and decided not charge for the back rents. My parents got out of the business losing everything on May, and the place has been leased after six months (November).
We recently got a letter from the landlord, that we are still liable to pay Common Area Maintenance Fee, until the place got re-leased.
Are we really liable to pay it?

Tenant’s Rights After Burglaries?
A friend of mine is living in an apartment complex in Florida, and his apartment was broken into 2 months ago. After reporting the incident to his landlord, no extra measures were taken to secure his apartment, and he was burglarized again yesterday, and a great deal expensive stereo and computer equipment was taken.
Although he doesn’t have renters insurance, he’s wondering if what happened is grounds enough to break his lease, as he obviously no longer feels safe there.
Just wondering if anyone’s had a similar experience or any advice…I tried searching tenant laws in Florida, but couldn’t find anything too specific on burglaries.

I leased a building from a man, i installed free standing equipment, does he have the right to keep it?
I leased a building, in the contract it states that all fixtures will become property of the landlord. The contract was not explained to me as far as the definition of a fixture. (my fault) but, my definition of "fixture" does not include restaurant equipment (free standing). Does he have the right to keep this equipment?

When a lease ends does the tenant takes all the construction and equipment?
A friend of mine has a restaurant and his commercial lease ended, can he take all the construction such as hot table, sinks, etc… or he leaves it to the landlord?
Also , When he leased the restaurant there was no construction what so ever, and he put all the construction to start the business

I had a small restaurant, and on 2006 i subleased these business?
my leasing ended on march/2008 i never had any problem with the people who was running the restaurant but, they decided to do the same thing after 6 months and they sold the business on feb/2007, they ask me if they would do this and I say ok but they should still paying me the rent cause I had the commitment with the landlord and I was responsible to pay the rents so they always paid me until my leasing finished, But my guarantee was the restaurant equipment. The "new owners went into a new leasing for 5 years and it supposed they should pay me the property taxes for the furniture and equipment of 2008. But when I was paying my property taxes online I decided to check if this account correspondent to the business still under my name, unfortunateley it is and not only that, these people never paid the taxes so I did it and now they don’t want to pay me that money. What can I do if I never signed anything with them. The people who did the agreement were my buyers and now they are trying to collect this money for me but he second tenants just moved out from hte space in the middle of the night and they took out all the furniture and equipment. I have found them but it supposed that my buyers must go and ask them to pay me the money since they were the ones who sold the business and they signed the contract with this people.
What can I do?
