Do you think apartment complexes should be sued for failure to provide services aside from maintenance?

Maybe this is an attorney general matter.
I’m in a what should be considered a nice upscale complex (though to be sure, I’ll be out when the lease is up or sooner) When I got here, not that I really cared, the little business center was shut and some gym equipment wasn’t working. Now, the gym universal is a mess making over 1/2 the equipment in the small gym not operating properly. But get this, now they’re putting up a sign that they are closing the laundry facilities permanently in 90 days.
People are paying good money to live here. This sort of thing is happening all over Florida. I don’t mean that something is down a few weeks, I mean permanently. I think it constitutes a fraud to be advertising facilities that the complexes don’t keep operating.
What’s a renter to do?
It might not be in my lease, but these things are advertised in those flashy little renter guide booklets.
I did hold onto a booklet Chatsplas.

What kind of bankruptcy options?

I am not sure what kind of BK atty to contact if any. I have a great job, make good money, and I have less than K in personal debt outside of my home. I am having to close down a small business. The problem is I have a personal guarantee on the business loan, lease, and equipment for the business. The equipment has enough equity to take care of itself, but it leaves the loan and lease. I owe roughly K on the loan, and have roughly 0K on the lease left. I don’t have any toys or extras, as my family leads a very modest lifestyle, and ultimately have fallen victims to the bad economy. The business is three years old, and we were on pace to have the business debt free within 5 years. We paid everything in advance, and now looking back was a mistake. All options to extend the debt and restructure have been exhausted. We are now going to be on the hook for almost 0K that we will never have means to pay off. I don’t know where to begin. Do I contact a business atty, a personal atty, or should I be thinking of other options. The loan is with an individual, while the lease is with a major leasing company.

Net present value?!?!?

IHOP Corporation franchises breakfast-oriented restaurants throughout North Amer¬ica. The average development costs for a new restaurant were reported by IHOP as follows:

Land7,000
Building800,000
Equipment341,000
Site improvements185,000
Total,993,000

IHOP develops the restaurant properties. IHOP indicates that the franchisee pays an initial franchise fee of 0,000 for a newly developed restaurant. IHOP also re¬ceives revenues from the franchisee as follows: (1) a royalty equal to 4.5% of the restaurant’s sales; (2) income from the leasing of the restaurant and related equip¬ment; and (3) revenue from the sale of certain proprietary products, primarily pan¬cake mixes.

IHOP reported that franchise operators earned annual revenues averaging ,500,000 per restaurant. Assume that the net cash flows received by IHOP for lease payments and sale of proprietary products (items 2 and 3 above) average 5,000 per year per restaurant, for ten years. Assume further that the franchise operator can purchase the property for 0,000 at the end of the lease term.

Determine IHOP’s net present value for a new restaurant, assuming a 10-year life, no change in annual revenues, and a 10% desired rate of return.

What do you think about my business idea…could this work?

At the front of every grocery store they lease out areas for small businesses like the portrait studio, the snack stands, hair cuts, etc. These area range from around 200-900 sq ft.

I am thinking about putting a small version of an Internet Cafe in a well thought location. It could be Walmart, Meiyers, Super K, or similar.

It will have between 5 and 10 high end computers that will be suitable for the latest games, Internet, music, word processing and much more. They will also have access to a printer for their printing needs.

It will have roughly 3 50" Flat-screenTV’s which will have an XBox, PS3, and Wii for console gaming. They will have a selection of all the latest and popular games with access to online play. Each TV will have two gaming chairs facing them.

I was also thinking about having a large HD Flat-screen or HD Projection with comfortable seating to watch sport games and events. This may be not likely in this environment but a consideration.
The reason I am thinking a grocery store, is that I can get a fair lease payment, lots of traffic, and they are normally in the middle of neighborhoods.

I imagine shoppers going a little early to check their Facebooks, dating sites, listening to music, printing some things out, or surfing the web for a few while having shopping as an excuse to be out of the house for a while. Also, maybe having children or their other half with them and having something for them to do while they shop. Grocery stores do not have age limits so it could work for the neighborhood kids too. Charges will be time-based and users will keep have an account to determine usage and can be billed automatically with a card on file.

It is not a huge investment and I get to reuse all the equipment purchased, so there is not a lot of risk in trying. I would like to get some general feedback though.

Please let me know what you think about it. Honest opinions will mean alot.

Thank you in advance.
